Westhaven Subdivision Real Estate Market Update July 2010

 

In Westhaven Subdivision right now (July 9th, 2010) there are 83 active homes for sale listed in the MLS. The average home list price is $583, 414 and on average they have been listed for over 3 months. About 9 homes per month are selling in Westhaven at this time and that means that there is 9.2 months of active inventory. This is very synonymous with the rest of Williamson County with 9.7 months of inventory. The market in Westhaven is trending up as the PENDING RATIO is over 14% compared to about 9% for the rest of the county. Last reported Nationwide numbers are for May at 8.3 months of supply.The average price of homes sold over the past 6 months is $501,078 and the average size is 3179 square feet.To look at the details of each property that has sold since June 2010 click the table below.

This is still not to say that this community is without distressed home sales and home prices that are still declined from the market of 2007.

462 Wire Grass Ln Price Reduced to $534,900

1305 Eliot Road sold for $418,000

104 Majestic Lane Price reduced to $679,000

1557 Championship Blvd (a short sale) was Price Reduced to 575,000

213 Morning Mist Ln SOLD for $490,000

1205 State Blvd was newly listed at $799,900

105 Morning Mist Lane (A Foreclosure) was listed at $359,900 and is now PENDING

May 5th, Cinco De Mayo,  Real Estate update for Westhaven Homes for Sale.  The recent flood occurrence in the Middle Tennessee area has affected thousands of families and their homes.  We want to keep all those affected in the forefront as the recovery begins.  We want to provide an update on Westhaven after the flooding rains.  The Westhaven Subdivision fared quite well in a 2 day onslaught of rain that when it was done totaled more rain fall than in record setting months of May.  We have attached a few photos to show the flood waters rushing around the neighborhood.  Fortunately we have heard of no water intrusion into any homes in this subdivision. 




Now advance to May 5th, we took some photos today to show the updates to the Pearre Creek Elementary School, the Town Center and the Hortilcuture of Westhaven to show how well it endured the rains.







The walkable Town Center is now up and operational with Jimmies Cleaners, Artistry SpaSalon, The Ching Asian Bistro and Harris Teeter on the East side of the lake and back on the South West side of the lake, the Verdegoh! General Store, Vanderbilt Medical clinic, The Spectacle Shoppe, American National Insurance, Westhaven Dentistry, and several small business offices.  The weather is great for walking or riding  from most any home in Westhaven to the town center to enjoy food, friends, and socializing.
