September 2009 6 Month Total Real Estate Market Overview by Zipcode | Brentwood | Franklin| Spring Hill | Williamson County

Welcome to the monthly update of the housing market in Williamson County prepared for you by The Grumbles Team of Exit Realty of the South.

The chart above is a compilation of 6 months activity in the Williamson County Residential Single Family Housing market.  It shows that 1,312 homes sold in the 6 month period from March 1st to August 31st.    If you are considering selling your home then this data is crucial in the understanding of pricing your home for buyers.  The Grumbles Team will take the time to explain this data to you if you decide that you are ready to sell.  If you are in the market to buy a home in Williamson County, especially Brentwood or Franklin, then the Grumbles Team will apply this knowledge to the negotiation process to get you the best value in your home purchase.

Franklin Real Estate | Nashville Real Estate Market report for August | Less of a Decline in Home Sales is a Positive Sign

Earlier this month the Nashville Business Journal reported that the homes sales for August 2009 were down by 9.2% from August 2008, but that drop is a good sign as it is less than the drop in past months.  The article states that it is a good sign that 2,000 or more single family homes have sold per the Middle Tennessee Multiple Listing Service (Realtracs) in each of the last three months. Below is a chart of the total property sales in Middle Tennessee including land, multiple family, condos, and Single family residences.

From this chart you can see that the 2009 sales have been consistently gaining on the 2008 sales volume.  The 2009 volume is nearly half of the 2006 volume and shows a picture of the housing market struggle as a NEW normal is defined.
