July 2012 Market Report for Franklin TN Real Estate

The Williamson County Association of REALTORS published today the market report for July 2012 real estate sales. The market is improving and the entire report can be viewed online at the WCAR website, but the summary is as follows.  The market volume (units sold) is up 21% from July 2011 anbd since January of this year it is up 69%.  The median sales price increased $10,000 from a year ago.  The Median sales price is now $350,000.  The inventory is low right now with just over 4 months of inventory in Franklin

A hotspot (Sellers Market) in Williamson County is Nolensville with a low median home price of $292,654 and the lowest inventory at 3.8 months.
