Franklin, TN Real Estate Reality

Buyers and Sellers need to read this blog post if they are considering to be involved in a real estate transaction in Williamson County, TN or the cities of Franklin, Brentwood,  & Spring Hill.  The market in Williamson county is somehow protected as if in a bubble of some sort, so do not compare FOX national news headlines to this real estate market. Take a look at the table below.

What I want to point out in the table above is for a few things , some specific to Sellers and some to Buyers.

For Sellers:

  • In Franklin $650,334 is the average home list price, THe average home price of sold homes is $399,738.  The Median active price in Franklin is around $420,000.  So that means that there are a few very priced Franklin Homes creating a drastic difference from the median to the average price in Franklin.  But also shows that BUYERS are wanting to buy below the average home price in Franklin, typically meaning a smaller house or one where the price is lower.  So if you are a SELLER and you have a high-end home to sell, your pool of buyers right now is reduced.
  • In Franklin on average over the past 6 months, sellers that got their homes sold were less aggressive with pricing discounts than Nolensville.  They reduced their prices by  just over 2% and were still willing to negotiate at the time of offer on average another 4.5%.  Nolensville sellers dropped their prices 7% to get offers and then only 1.2% at the negotiation table.   Nolensville is a smaller market but because of this aggressive price strategy they have a market with less inventory based on absorption rates (months of inventory).
  • Pending Ratio indicates where the market should be headed in the next 30 days.  Nolensville for example has a lot of properties PENDING and thsus their inventory should be dropping rapidly.  That will reduce a buyers choice (supply) and thus a prioce reduction is not in order at this time (if priced correclty to begin with).

The Grumbles Team utilizes this proprietary table to relay to our sellers how to properly price a home and also how to respond to an offer when that time arrives.

For Buyers:

  • Looking for a market that is stable, then choose markets above that have less months of inventory as they will likely begin to stabilize the price.  Simple SUPPLY v DEMAND logic.
  • In Williamson County there are no markets where the buyer can come in ans (on average) swoop up properties at $0.50 on the $1.00.  The above table includes all Single Family Residential home sales and that includes Foreclosures and Short sales and yet the average negotiation discount is less than 5%.  So, sure you can make a real low ball offer, but don’t expect to always get that based on nationwide news networks.

HUD Properties Myths about them and how to buy a HUD home

I want to dispel a few myths about HUD properties.  Lets begin with the definition of a HUD property.  It is simply a property where the original mortgagee had a loan that was insured by the federal government that later the mortgage was in default on through foreclosure was reclaimed.  HUD is a branch of the federal government, U.S. Department of Housing and Urban Development.  HUD is not in the business of real estate so it is there goal to find suitable new owners to these properties.

Myth: That HUD-acquired homes are in poor repair or bad areas.   That is a myth, because the definition above of a HUD home said nothing about the location or the condition of the home, only the backing of the mortgage.  How does this help you as a buyer?  You can become the new owner with as little as $100 down payment.  HUD has a promotion where they will allow you to offer less than list price, ask for closing costs to be paid on your behalf (up to 3%) and still only put down $100 towards the down payment.  Combine that with interest rates below 4% and it is a crazy time not to buy a home.  Myth #2:  HUD properties are in bad repair.  THis is not always the case, many times these homes are move-in ready and when not, there are escrow funds available to cover some costs of repairs to be made after closing.  That means that included in the purchase price are funds to cover required repairs. 

So what is the process for buying a HUD home?  First a Real Estate Agent is required for you to access a HUD property.  Do not visit these homes on your own even though they are vacant.  It is trespassing unless you are visiting with a licensed agent that is registered with HUD.  The Grumbles Team is registered with HUD.  If you have another agent ask them if they have a NAID number.  If they do not know what that is then they likely do not have one and cannot assist you in buying a HUD home.  Second, before you find a HUD home that interests you, you need to talk to a lender.  I recommend Keri Como with F&M Mortgage.  You simply must know what you can qualify for and have a pre approval letter before making any offers on HUD homes. Next is to find the home that fits your needs that is a HUD home.  That is where we help.  The Grumbles Team stays on top of the areas HUD inventory daily.  Once a property is identified we will help you assess the best bid price.  The HUD homes are sold by bidding online and we have experience in winning these bids for our clients. With a winning bid, then we proceed to inspection, appraisal, and finally to the closing table.

Franklin City Water issues corrected makes headlines of Review Appeal

The water in Franklin, TN has had a bit of an odor to it, dipped below state regulations, and it going to get more expensive.  While none of these are positive, there is good news in the report that the Franklin water supply has faced these issues , notified the public if any issues and that the issues are all behind us now except for the price hike. In past dry summers such as this one there were water restrictions to avoid a shortage.  This year there were no shortages, and the water despite the smell was deemed safe to drink.   The shortage issues was resolved by repairing a leak in the reservoir and they utilized a $4 Million+ federal stimulus money to help with this repair.

The aldermen of Franklin voted 6-0 to raise water and waste-water rates in coming years.  These increases are going to allow the city to continue to make Franklin, TN a great place to live.  Thanks to The Tennessean for bringing us the full story  on this subject.

Many homes are setup with filtration of their tap water either whole house, filters at the tap and refrigerators with filters for their in-door water dispensers.  I would like to hear how you filter water at your home or if you drink bottled water or straight from the tap.

The “Wounded Warrior – Soldier Ride” bicycle tour will be coming through Franklin on September 24th, 2011.

The “Wounded Warrior – Soldier Ride” bicycle tour will be coming through Franklin on September 24th, 2011.

This is a unique opportunity for wounded soldiers to participate on adapted bicycles to meet their needs and is now open to the public to also join the ride. The ride is at no cost to soldiers and is a fund raiser for the Wounded Warrior Project.

The Nashville event taking place on 9/24/11 will come through Franklin, TN and it will be entering Westhaven subdivision if you are looking for a great spot to make donations and take in the amazing site as the soldiers and riders are cheered on. The 15 mile marker is in Westhaven and riders start at Battle Ground Academy Campus at 9 AM so expect riders as early as 10 AM in Westhaven.

The riders will have two choices of routes a 23 mile or 57 mile route.  The 23 mile route stays mostly in Franklin while the 57 mile route goes into Liepers Fork.

It is not to late to register as a rider, or to create a team.  The registration is $25 and you must collect donations of at least $150 by October 24th.

I encourage you to at least donate to this worth cause to improve the lives of those that fight for our freedoms after their return from combat.

Just wanted to share my Blog stats and say thank you for all the viewers and subscribers/followers of my blog

I started blogging relatively late for the bloggers on the west coast and those in the tech industry, but for a real estate agent in the southeast, I have been blogging a lot longer than most.  My blogging started in August 2009 and is still going strong today.

Here is a chart of my growth after only posting 160 or so blogs on WordPress.  I also blog on Activerain, and am currently ranked #8 in the county on their points ranking scale.  But it is not a race or competition it is about providing useful and meaningful content for the consumer, and from the growth I have seen it appears I am providing what consumers want to read about in the local real estate market.    SO again, if you follow my blog, thank you.  If you stumbled upon it from a search you did then, Thank You Google.

I am excited about the growth and all of the business that my blogging But also I am excited that the customers are able to get the data that they want to see on the Williamson County Real Estate market including Franklin, TN and that it is helping them to make informed decisions on buying, selling, and investing in real estate.

Good news today for Spring Hill Real Estate Market and employment

As a prior employee of an automobile company and an engineer involved in working with many automotive vendors I can honestly say that I have never been partial to the UAW.  I thought that is slowed progress and allowed for automobile prices to escalate in the 90′s, However, now I am reading in The Tennessean today that the UAW union may have just had a big hand in improving the forecast for the Spring Hill Employment and thus the Spring Hill and surrounding cities real estate market. The Spring Hill Assembly plant was closed partially and became an engine assembly plant but the big hit was that about 2000 workers were laid off and many of them have been idle waiting to get back to work.  Some of the workers knew that they could not survive on the lay off and there was not enough jobs locally so they relocated to other cities where GM had plants.  Those that have waited it out are hopeful that this proposal is agreed upon and that  means that next year about 600 people can get back to work in 2012 and another 1100 in 2013 as the plant ramps back to two vehicles being assembled in Spring Hill for GM.

If you are interested or committed to the real estate market and job market in Spring Hill I encourage you to read more of the details of this announcement in The Tennessean and the Nashville Business Journal.  The next trigger date is next week when Union Officials vote on this proposal that should put about 6000 workers in this country back to work even though some will sacrifice their future raises and the bulk of thes jobs will be entry level at about $15 an hour.

An average home that these workers can look to buy now in Spring Hill and Thompsons Station.

As a Real Estate Agent in the Williamson County area I have helped several families buy into and sell homes in Spring Hill and Thompson’s Station and I am glad to see that this plant is still being considered fort future development.  The increase in stable jobs should help to stabilize that real estate market.

The average Home for Sale in Spring Hill, TN is $249,505 and there are 213 homes for sale in that area right now.  The average Sales price over the past 6 months is $228,199.  It will be interesting to watch those numbers over the next few months and you can always do that at The Franklin TN Real Estate Blog.  To see what the average home sale is visit our website with  the premier Williamson County Real Estate Search Engine.

This news will also spark interest in new construction and developers ramping up to meet the need of these new employees.  View our site to the listing of the new construction homes for sale in this area.  Today the list shows 129 homes, lets see how that grows as this deal is done.

So I never thought I would say that I am on the side of the UAW, but in this case I am for putting workers back to work and I can see how they are working with GM to help do just that.

The months of inventory for Williamson County is now at 7.2 months and Nolensville and Spring Hill are still leading the way with below average inventory.   The dominant market in Williamson county is still Franklin with 812 sales over the past 6 months and with 945 active listings (single Family Residential).  Nolensville also has an unusually high pending ratio at 26% meaning that over 1/4 of their marketed homes have contracts pending.  If you are considering a purchase in Nolensville, then you should be aggressively looking with a member of The Grumbles Team as the inventory is being depleted rapidly.

Deeper analysis shows that home prices are still declining.  Homes listed for sale without a contract have been reduced almost 6% on average across the county.  Homes that have sold over the past 6 months saw 2.6% on average reduction before a buyer was found and then 4.3% was negotiated out off on those homes.

The highest priced home for sale in Williamson County is now $27,500,000 and the lowest price is $10,000, while the median is $400,000.  The median SOLD price was $340,000 from the past 6 months.

The past few months of increased sales has reduced the spike in inventory that we saw back in May of this year.

The chart above shows that now there are 95 homes for sale in Westhaven Subdivision and that 12 homes are pending sales.  This pending level is almost equals the high for the past 12 months.  That is definitely good news for  the real estate climate in this area.   The highest price home for sale is $939,900, while the lowest price is $269,900.  The median home price on a home listed for sale is $533,578.

The highest price of a SOLD property over the past 6 months is $920,000 and the minimum sales price over that period was $285,000.  There is a home pending that has a list price of $1,118,426 so larger luxury homes are still selling in Westhaven.

The table above shows that there is 10 months of active inventory and 12.6% pending ratio.  The rest of Williamson County has a  lower inventory at 7.2 months, but in this case I think that the dramatic spike in new construction and To Be Built Listings are keeping the inventory number inflated.
