Is Free or Discounted Service Really Worth it? Especially on Your Prized Asset such as your Franklin TN Home.
As long as their is a free market economy, there will always be someone in every business that advertises their service for a lower rate than others. The concept may be bait and switch or simply that they value their professional services less, or they reduce the amount of service that they offer. In Franklin TN Real Estate it is no different. There are brands, agents, and brokers that do the same thing. The issue that this can create is that many sellers do not understand or ask about what services are being left incomplete or if the discount is in turn attached to some future contractual agreement.

When an advertiser states that they will sell your home for free, do they mean that they will cover the entire cost of selling your home? Are tehy already doing a bait and switch? A typical REALTOR contract with a home-owner to sell their home has a compensation clause. That clause also typically includes an amount of cooperating commission for a buyer's agent, to bring a ready, willing, and able buyer and introducing them to the property and for representing the buyer in the sale process. So is this FREE sale of home including covering the cost or not compensating any buyer's agent, thus reducing the incentive for a buyer's agent to introduce your home to their clients. These are all valid questions that you need to ask but may be unaware to ask an agent that offers reduced services at a reduced fee.
Items that may be in jeopardy when services are being minimized could be professional photography, internet search engine optimization of your home, internet syndication of your home, effective marketing strategies, agent Errors and Ommissions insurance, NAR approved Lock Box, manned call center for showing appointments, special case services, staging advice, optimization of the MLS data, REALTOR.COM Enhanced Listing Showcase, Uploading extra photos to many sites that allow more than our MLS, Electronic Signature platform, Scan/Text for photos and info at yard sign, advertising budget, experience, and this list could go on and on.
