Real Estate sales continue to outpace last year in Middle TN market as evidenced by the proprietary graph below produced by The Grumbles Team.
The actual increase in units from July 2013 to July 2014 is 4%.
The sales volume for Middle TN was the highest it has been in July since 2007. Franklin is also experiencing increased sales units during this rise in unit sales and New Construction is playing a big part of that in Franklin.

One thing we are finding is that the prices are going up and the estimation tools and even sometimes the MLS data can't keep up. When a market is changing that fast and inventory is so low that the prices sellers are getting looks high when compared to comparable sales from 3 months ago, but the appraisers are confirming it when the offers are made for above list price when we thought the list price was high already. That means that the time to buy is now while rates are low before prices climb even more. To give an example, Williamson County average price is up 13% from two years ago at this time.
