Williamson County Real Estate Market update for March 2016

The results listed in this exclusive report produced by The Relocation Engineer are from Williamson County for the past 3 months ending on February 29, 2016.

Williamson County Feb 2016 Real Estate Market Data

Williamson County had 1039 Single Family Residential closings in the past 3 months. That is up 18.1% from this time a year ago.   The median sales price was $410,000 in 2014 and is now up to $412,380.  

Inventory is on the rise as you would expect with Spring arriving early this year in Franklin.  Last month the county inventory was at 4.1 months and this month it is at 4.7 months.

Franklin, TN still has an average list price of $806,363 while the average home sales price is only $475,243.  That is not due to negotiated prices falling as the Sales price tis 98.82% of the final list price but instead due to so many higher priced homes being on the market and not selling in as high a quantity.  Franklin sold homes only averaged 59 days on the market for sale.
